Services
From finding a contractor to the final walkthrough.
Work with Ocean Studio for the whole renovation, or bring us in where you need us most. Select a stage to see what it includes. Throughout, your contractor does the building — we coordinate and represent you.
Stage · Before construction
01Initial Visit and Project Scope
We meet at your home, walk through what you’d like done, and turn it into a clear scope that contractors can price — with a realistic budget range and timeline.
This may include
- What’s included (and what isn’t)
- Budget range and priorities
- Preferred timing
- Whether permits or specialists may be needed
- Storage needs and space-efficiency opportunities
- Recommended next steps
You leave with
A written project scope, ready for contractors to price.

02Contractor Sourcing
We look for contractors suited to your type and size of project, and organize walkthroughs at your home so each one prices the same scope.
This may include
- Contractor search and shortlist
- Contractor walkthroughs at your home
- Issuing the scope for pricing
- Answering contractor questions
Stage · Before construction
03Pricing and Contractor Selection
Quotes rarely line up neatly. We put them side by side, clarify what’s excluded or assumed, and help you choose the contractor that fits — on price, schedule and approach.
This may include
- Side-by-side quote comparison
- Clarifying exclusions and allowances
- Schedule and approach comparison
- Questions to settle before signing
- Quotes for custom cabinetry and furniture systems, where needed
- Setting up the contract and payment schedule
You leave with
A contractor you’ve chosen with confidence, on clear terms.
You sign directly with the contractor. We help organize the contract documents; for legal advice, consult a lawyer.
Stage · Before construction
04Pre-Construction Planning
Before the first day on site, we coordinate the start-up details with you and your contractor so construction can begin smoothly.
This may include
- Construction schedule and milestones
- Product and material selection deadlines
- Permit status (applied for by your contractor or designer)
- Site access, protection and living arrangements
- Communication plan and meeting rhythm
Stage · During construction
05Construction Coordination
Once construction starts, we’re your contractor’s main point of contact — answering questions, coordinating decisions and keeping the schedule, orders and information moving.
This may include
- Contractor questions and coordination
- Decision tracking and deadlines
- Product orders and deliveries
- Schedule tracking
- Coordinating cabinetry, storage and furniture suppliers
- Coordinating specialists when needed
Stage · During construction
06Progress Monitoring and Reporting
We visit at key stages of the work and whenever you request it — following progress against the agreed scope and schedule, meeting with the contractor, and sending you clear updates. Visit frequency is agreed with you for each project.
This may include
- Project visits at key stages and on request
- Progress photos and written updates
- Contractor meetings on your behalf
- Raising questions and issues early
- Look-ahead of upcoming work and decisions
Your contractor remains responsible for how the work is done, its quality and site safety. Our role is to represent you and keep you informed.
Stage · During construction
07Changes, Budget and Payments
Changes happen on most renovations. We help you understand each one before you agree to it, and keep a running picture of the budget and payments.
This may include
- Change requests and pricing explained
- Running budget tracker
- Matching payment requests to progress
- Holdback and final payment timing
- A record of every decision
Stage · After construction
08Close-Out and Hand-Over
The last few percent of a renovation is often the hardest to finish. We help coordinate the remaining items and pull together everything you’ll want to keep.
This may include
- Final walkthrough with the contractor
- List of outstanding items, tracked to completion
- Warranties and manuals
- Product and finish information
- Permit close-out (where applicable)
You leave with
A finished project and a tidy hand-over package for your home.
Every project is different. Work with us from the first call, or bring us in at whichever stage you need us most.
Ocean Studio provides renovation coordination and client representation for homeowners. Ocean Studio is not a contractor and does not carry out construction or engineering work. Contractors and any required professionals are engaged directly by the homeowner and remain responsible for their own work, including how it is carried out, its quality and site safety.
Signature service
Smart Space Design
Alongside any stage, Smart Space Design explores layouts, concealed storage, custom cabinetry and multifunctional furniture that make more of the rooms you already have — shown on a personalized design board.
Questions
What homeowners usually ask.
What does Ocean Studio do?
We act as your renovation coordinator and client representative. We help define the project, find and select a suitable contractor, then coordinate the project and represent you until it’s finished — so you don’t have to manage the renovation yourself.
Is the first consultation really free?
Yes. Your first consultation is free, in person at your home, with no obligation. We talk through what you’d like to do, where things stand and the practical next steps. If you’d like to go ahead — for example with a written project scope, a Smart Space Design board or coordination — we’ll explain those services and fees first.
Which areas do you serve?
Ocean Studio is based in Richmond and serves homeowners in Richmond, Vancouver, Burnaby, Coquitlam, Langley (City and Township), and Delta.
Are you a contractor?
No. Ocean Studio doesn’t carry out construction. Your contractor brings the building expertise and does the work; we coordinate the project and represent you.
Who hires the contractor?
You do. We find suitable contractors, organize pricing and help you choose — then you sign directly with the contractor you select.
How do you find contractors?
We look for contractors suited to your type and size of project and invite a shortlist to price the same scope, so you can compare them fairly. The final choice is always yours.
Do you supervise the contractor?
We represent you: we follow progress through project visits at key stages, meet with the contractor, coordinate decisions and changes, and keep you informed. The contractor remains responsible for how the work is done, its quality and site safety.
How often will you be on site?
Every project is different, so we don’t work to a fixed daily schedule. We visit at key stages of the work and whenever you ask us to — and agree the approach with you before construction starts.
Do you do interior design?
Ocean Studio isn’t a full-service interior design firm. Our Smart Space Design service focuses on practical space planning, storage and multifunctional furniture — and where a project needs more, we can bring in a designer and coordinate their work with your contractor.
What is Smart Space Design?
Smart Space Design helps you make more of the rooms you already have — through better layouts, concealed storage, custom cabinetry and multifunctional furniture. Ideas are shown on a personalized design board, and we can help coordinate the work if you go ahead.
Is Smart Space Design included in the free consultation?
No. It’s a separate design service. The free consultation helps us understand your home and goals; if Smart Space Design would help, we’ll talk through its scope and fees with you.
What if my project needs permits, an architect or an engineer?
Your contractor or designer typically handles permit applications. If specialists such as an architect or engineer are needed, we help you find the right type of professional and coordinate them with the rest of the project. They’re engaged by you directly.
Can you help if my renovation has already started?
Yes. We can step in mid-project to organize the schedule, decisions, changes and payments from wherever things currently stand.
Can you look at quotes I’ve already received?
Yes. We can put them side by side, clarify what each includes and excludes, and suggest questions to settle before you sign.
What size of projects do you work on?
We work with homeowners on residential renovations in Richmond, Vancouver, Burnaby, Coquitlam, Langley, and Delta. Every project is different — tell us about yours and we’ll let you know honestly whether we’re a good fit.
How are your fees structured?
Your first in-person consultation is free. After that, fees depend on the stages you’d like support with and the size of your project — we’ll explain them before any work begins.
